Cobb County Commission Approves Rezoning for Mixed-Use Development on the Chattahoochee River

Green Street Properties, the green consulting and development division of the national real estate investment and management firm Jamestown Properties, has announced that the Cobb County Commission approved the rezoning of an 81-acre, mixed-use project along Riverview Road and the Chattahoochee River in Cobb County. The commission’s vote marks the largest rezoning project in Cobb County in the last two years, transitioning the site’s zoning designation from Heavy Industrial to Planned Village Community. The decision follows approvals from the Atlanta Regional Commission and Georgia Regional Transportation Authority.
Based on new urbanist and green building principles, the $300 million development plan features 2.3 million square feet of construction, encompassing single-family homes, townhouses, condominiums, apartments, senior residences, retail shops and restaurants. The project also will highlight the natural setting of the Chattahoochee River, restoring nearly half a mile of river frontage and creating a network of recreational trails for a pedestrian- and bike-friendly community. The build-out is projected to take seven to 10 years. Green Street will lead the development along with partners Jamestown and Marthasville Development, establishing an Atlanta-based team uniquely experienced in sustainability and community placemaking through projects such as Glenwood Park, White Provision, City Hall East and City Side at Town Center.
Green Street aims to establish the project as an anchor for a mixed-use and recreational redevelopment program as recommended and adopted in Cobb County’s River Line Master Plan. “It is important for us to adhere to a shared vision and integrate the planned riverfront district into the surrounding landscape,” said Walter Brown, Senior Vice President of Development and Environmental Affairs for Green Street. “Our team will focus on a mixed-use platform, pedestrian-friendly infrastructure, natural amenities and environmental improvement. These principles will serve as the foundations of a vibrant community that respects the area’s historic fabric and ensures compatibility with industrial neighbors.”
